My Safe Florida Home grants and roof replacement: the 2026 homeowner's guide

Florida will help pay to make your roof tougher before the next hurricane, then your insurer may knock money off your premium for it. Here is how the My Safe Florida Home program works, what roof work it covers, where it stands right now, and how to get in line.

The grant, from free inspection to insurance credits.

The short answer

My Safe Florida Home is a state program that gives eligible Florida homeowners a free wind mitigation inspection and grants of up to $10,000 to harden their homes against hurricanes. Roof work that counts includes a secondary water barrier, stronger roof deck attachment, better roof to wall connections and upgraded roof coverings, and a roof replacement can qualify as part of those improvements. Moderate income homeowners get $2 from the state for every $1 they spend, and low income homeowners pay no match. PITCH Roofing is a My Safe Florida Home authorized contractor.

What is My Safe Florida Home?

My Safe Florida Home is run by the Florida Department of Financial Services. It exists because a stronger house is cheaper for everyone: less damage after a storm, fewer claims, and lower windstorm premiums. The program pays for a free wind mitigation inspection, and if your home qualifies, it reimburses part or all of the approved upgrades that inspection recommends.

For the 2025 to 2026 cycle, the state put $352 million into the program, with about $329 million set aside for grants, according to WFSU. Demand ran far ahead of the money, and thousands of inspected homeowners ended up waiting for a grant.

Where the program stands right now

As of late September 2026, the program's website says it will continue to take contact information from interested parties as the Legislature considers new opportunities for homeowners. In plain terms: the line is long, and the next round depends on Tallahassee.

There is good news for people already in that line. The 2026 Legislature carried forward more than $405 million for My Safe Florida Home and its condo pilot, aimed at roughly 45,000 homeowners who finished inspections but never received a grant, and homeowners in that queue do not need to reapply, as reported in June 2026. Program rules and funding change between cycles, so always check mysafeflhome.com for the current status before you plan around a grant.

Who qualifies

For the most recent cycle, the program's core requirements were:

  • A single family home that is your primary residence, with a Florida homestead exemption.
  • Built before January 1, 2008.
  • Insured for $700,000 or less, with proof of homeowners insurance.
  • A household income below 120 percent of your county's median. At or below 80 percent counts as low income.
  • A completed My Safe Florida Home wind mitigation inspection that recommends the upgrades.

The program's own eligibility quizzes are the fastest way to check your home against the current rules.

How much the grant pays

Above 120% of county medianNot eligible for the grantNo grant

One catch trips people up: the grant is a reimbursement. You or your financing pay the contractor, the work passes the local building department's final inspection, and then the program pays you back. That is where roof financing, including zero percent terms for qualified homeowners, earns its keep.

What roof work qualifies

The grant pays for specific wind hardening improvements, not a new roof just because the old one looks tired. According to PITCH Roofing's program guide, qualifying roof work includes:

  • A secondary water barrier, so water stays out even if the roof covering is damaged.
  • Stronger roof deck attachment, so the plywood stays on the house in high winds.
  • Upgraded roof coverings.
  • A full roof replacement, when it is part of other approved improvements.

Here is why that matters. Most of those items happen anyway during a proper roof replacement: the roof comes off to the deck, the decking is inspected and brought up to code, and a self adhering water barrier goes down before the new roof. Timing the grant with a replacement you already need can turn required work into reimbursed work. Your inspection report decides what is eligible, so read it closely.

Step by step: from inspection to reimbursement

  1. Create an account at mysafeflhome.com and complete the prioritization questionnaire.
  2. Get your free wind mitigation inspection when your group is called. It shows which upgrades your home qualifies for.
  3. Apply for the grant if your report recommends eligible work.
  4. Wait for written approval. Do not start any work before the grant is approved. Starting early can disqualify you.
  5. Hire a licensed contractor. Since July 2024 you can choose any licensed Florida roofer, not just a list, so vet them carefully. PITCH covers what the contractor change means.
  6. Finish the work and pass final inspection with your local building department.
  7. Get reimbursed, then send your insurer the updated wind mitigation paperwork.

The insurance payoff

Florida requires insurers to offer credits for wind mitigation features, and a wind mitigation inspection on the state's uniform form is how you prove you have them. A stronger deck attachment, a secondary water barrier and better roof to wall connections can all count. Savings are real but not guaranteed. Florida Politics found the program lowered premiums for some homeowners but not all, so ask your agent what the upgrades would be worth on your policy before you start.

PITCH includes a free wind mitigation inspection with its roof replacements, so the paperwork your insurer needs comes with the new roof.

Questions people ask

Does My Safe Florida Home pay for a new roof?

It can. The grant pays for wind hardening improvements such as a secondary water barrier, stronger roof deck attachment and upgraded roof coverings, and a roof replacement can qualify when it is part of those approved improvements. Your wind mitigation inspection report decides what is eligible.

How much is the My Safe Florida Home grant?

Up to $10,000. Moderate income homeowners get $2 from the state for every $1 they spend, so a $5,000 contribution unlocks the full $10,000. Low income homeowners pay no match.

Is My Safe Florida Home accepting applications in 2026?

As of late September 2026, the program is taking contact information from interested homeowners while the Legislature considers new opportunities, and reappropriated funds are going to homeowners already inspected and waiting. Check mysafeflhome.com for the current status.

Who qualifies for My Safe Florida Home?

In the most recent cycle: a homesteaded single family home built before 2008, insured for $700,000 or less, with household income below 120 percent of the county median and a completed program inspection.

Can I start the roof before the grant is approved?

No. Work started before written grant approval can disqualify you from the grant.

Can I choose my own roofer for My Safe Florida Home?

Yes. Since July 2024, homeowners can choose any licensed Florida contractor. PITCH Roofing is a My Safe Florida Home authorized contractor.

Will a hardened roof lower my insurance?

Often, but not always. Florida insurers must offer credits for wind mitigation features, and a wind mitigation inspection documents them. Ask your agent what the upgrades would save on your policy.
